Project Overview
This completed development replaces two agricultural Dutch-style barns on a brownfield site at the entrance to the village of Breedon on the Hill in North West Leicestershire. Designed by Derby-based Matthew Montague Architects, the project secured planning permission from North West Leicestershire District Council in late 2023, with construction beginning in summer 2024. The build took 1 year and 2 months from breaking ground to final sign-off in November 2025.
The scheme comprises two ultra-modern, four-bedroom detached homes. Plot 1 is a 925m², four-bedroom property. Plot 2 also has 4 bedrooms with a plot area of 760m². Both dwellings are contemporary in style with influences taken from the original barns. Plot 2 is currently for sale and the other is occupied by the developer.
Site and Construction
A key technical element of the build involved extensive steelwork to support the large expanses of glazing, a defining feature of the design.
High-quality local materials were used throughout to deliver a premium finish, reduce maintenance requirements, and support long-term durability. These included Ibstock facing bricks, natural stone, and concrete panels.
Positioned on a private plot, the external areas feature enclosed gardens laid mainly to lawn, a porcelain patio, and boundaries formed from retained local stone walls. Each property benefits from a double garage with an electric up-and-over door, along with additional visitor parking at the front of the development.
Design and Features
The completed homes offer a distinctive contemporary style inspired by rural barn architecture. Exposed rafters, high ceilings, and oversized triple-glazed units create bright, spacious interiors with a strong sense of openness.
Large areas of glazing have been strategically positioned to maximise natural light and capture the impressive surrounding views.
Sustainability and Modern Living
Energy efficiency and modern amenities were central to the design. Key sustainable features include:
• Heating & Ventilation: Air Source Heat Pumps (ASHP) supply underfloor heating throughout, supported by a Mechanical Ventilation with Heat Recovery (MVHR) system.
• Insulation & Glazing: Oversized triple-glazed units significantly enhance thermal performance.
• Connectivity: Both properties are equipped with superfast broadband capability.
• Electric Vehicle Integration: Each double garage includes an EV charging point.
The successful completion of this scheme demonstrates Allsopp Construction’s capability in delivering complex, high-specification contemporary homes on challenging brownfield sites.
