New contract for major refurbishment and alteration programme at the historic Liversage Trust Almshouses on London Road in Derby.

Following a competitive tender process, Allsopp Construction has been appointed to deliver the contract for major refurbishment and alteration programme at the historic Liversage Trust Almshouses on London Road in Derby.

The heritage refurbishment is valued at just under £3 million, the 18-month project will see the sensitive refurbishment and reconfiguration of the Grade II listed Almshouses, which date back to 1836 and are landmark buildings within the city.

The Liversage Trust Almshouses remain in exceptionally high demand, however, like many historic residential buildings, the homes no longer fully meet modern living requirements.

This carefully considered project will allow The Trust to preserve and enhance these important listed buildings while adapting them to meet the evolving needs of residents ensuring The Almshouses remain fit for purpose for generations to come.
Working closely with conservation officers and specialist heritage consultants, the works include:

• Full internal and external refurbishment works.
• The sensitive reconfiguration of existing dwellings, reducing the overall number of units from 23 to 17 to provide larger, more suitable homes.
• The conversion of former Trust offices into new residential units.
• Extensive renewal of services, including electrical and gas installations.
• Specialist conservation repairs, including traditional materials and techniques where possible.

Externally, the historic appearance of The Almshouses will be carefully preserved, with stone mason repairs and restoration carried out as necessary, ensuring no change to the pavement facing elevations.

This is a complex and specialist conservation scheme as with all listed building projects, the works are subject to strict conservation controls governing repair, restoration and alteration. These requirements ensure the maximum retention of original fabric and character, balancing modern standards with historic integrity.

The scheme is being delivered in three phases, with works commencing on Phase 1 on the 23 March 2026.

This contract represents one of the most detailed and technically demanding tenders we have ever done. Needless to say, we are delighted to have been awarded the contract and to be working with The Liversage Trust to deliver a project that respects the past while securing the future of these historical Almshouses.
