Ruskin House, located within the Derby City Centre Conservation Area, is a large, traditional property that has recently undergone an extensive refurbishment and extension program.
The contract for the project was secured through a competitive tender process, for a private client. Matthew Montague Architects served as the project architects.
The construction work included a two-storey extension, total roof replacement & loft conversion, general internal alterations, external landscaping, and accessibility adaptations.
The project has reached practical completion and has been successfully handed over to the client. We have secured an additional contract to renovate the outbuilding into an annexe and treatment room, with work scheduled to begin in October 2024.
Site and Construction
The site itself presented no significant challenges or issues, making the construction process relatively straightforward. The project was completed over 14 months, beginning June 2023. Although this duration was longer than initially anticipated, the extension of the timeline was due to the inclusion of additional works and delays caused by issues with specialist suppliers.
Design and Features
The property features several external modifications designed to enhance both functionality and aesthetics. Dormer windows have been installed on both the front and rear elevations, increasing natural light and maximising interior space. The addition of a gable feature and glazed panels further enhances the visual appeal, creating a brighter, more open feel.
Externally the property has been landscaped, including the construction of retaining walls and a large porcelain tile patio area, the installation of a pergola, and the addition of a swim spa.
Internally, the property has undergone substantial renovations to improve both its practicality and aesthetic appeal. Including a two-storey extension, a loft conversion, and comprehensive internal modifications.
The interior fit-out has been completed to a high standard, including a Steven Christopher Kitchen. Furthermore, the house has been made wheelchair-friendly, with infrastructure in place to accommodate the future addition of a lift, ensuring long-term accessibility.
Sustainability and Modern Living
The property has been future proofed to be easily adapted for future needs, for example an area for a lift shaft has been constructed. All the doors and corridors are significantly wide to comfortably accommodate a large/electric wheelchair. Spaces are multi-functional and living arrangements/layouts are adaptable. The house has an air source heat pump heating system.
