Work is progressing well on Phase 1 of the Almshouse refurbishment works at the Grade II listed Liversage Trust Almshouses in Derby.
Over recent weeks, the focus has been on internal strip out. All existing boilers and bathrooms have now been removed from the Phase 1 properties. Electrical works have also been a major focus over the past two weeks. Many of the original electric meters were fixed to asbestos backing panels. Coordinating with National Grid and specialist asbestos removal contractors these have now all been safely removed to allow the electrical upgrades to move forward.
Installation of the MVHR systems in Phase 1 is underway. Every home will be fitted with a Mechanical Ventilation with Heat Recovery (MVHR) system.
The MVHR systems will improve air quality and reduce condensation and mould, which can often be a challenge within older buildings. By providing a constant supply of filtered fresh air while retaining heat, the systems will also help reduce energy bills for residents.
Work has also started on replacing rotten floor structures where required. Throughout the properties, internal walls are being thermally upgraded to improve insulation performance and bring the homes closer to modern living standards, while still respecting the character of the listed buildings.
New metal stud wall systems are being installed as part of these upgrades. Metal studwork provides improved durability and acoustic performance while eliminating issues associated with timber stud; movement, rot and warping over time. The stud walls are being fixed to the floor and ceiling rather than the original walls behind.
Externally, roof repair works are progressing on Block C, the former office and one existing unit. Following repairs to the roof structures, the original slates are starting to go back on.
The £3 million Grade II listed Almshouse refurbishment project will see the careful restoration and reconfiguration of the Almshouses, which date back to 1836 and remain an important historic landmark within the city. Once complete, the scheme will provide 17 larger, more suitable homes for residents while preserving the historic character and significance of the buildings for future generations.
The project is being delivered in three phases, with Phase 1 scheduled for completion in September 2026.
